As the REALTOR® you have chosen to exclusively represent you in the purchase of your new home, I promise that I will:
- Provide you with 25+ Customer Service during the entire buying process.
- Inform you of the agency relationships available to you as defined by the State of Colorado.
- Listen intently to identify your specific needs as it relates to searching for a new home.
- Organize and schedule your home search process
- Set up email alerts to notify you of the sales activity (i.e. new listings, sold properties, etc) in your desired areas.
- Provide you with any information that you request on your desired properties.
- Tour homes with you or on your behalf
- Discuss the benefits and drawbacks of each home based on your specific needs.
- Inform you of the memberships or amenities included with eachproperty (if any).
- Help you to compare homes and make a decision.
- Provide you with any disclosures that have been completed by the Seller.
- Advise you on the terms and issues of the offer and fill out the purchase offer contract.
- Present your offer and negotiate on your behalf.
- Draft and present any counterproposals (if applicable).
- Remit contract and earnest money to the title company.
- Assist you in working with your lender to obtain loan approval.
- Monitor the contract schedule.
- Coordinate and supervise any required work as defined by the terms of the contract (i.e. surveys, appraisals, inspections, etc).
- Provide you with weekly reminders and statuses relating to the contract, your loan and other relevant issues.
- Coordinate, supervise and schedule the preparation of all closing documents and guide you through the closing process.
- Do a final walk-through with you or on your behalf.
- Help you resolve any closing issues and review the HUD-1 Settlement Statement with closing agent to ensure accuracy.
- Go to the closing.
- Coordinate move-in and assist with any post-closing issues.

As the REALTOR® you have chosen to exclusively list, market and sell your home, I promise that I will:
- Provide you with 22+ Customer Service during the entire selling process.
- Inform you of the various working relationships available between you and your realtor as defined by the State of Colorado.
- Provide you with a professional comparative market analysis, based on my training as an appraiser as well as a real estate agent and investor to determine the value of your home in the current market environment.
- Listen intently to identify your specific needs as they relate to selling your home.
- Complete a walk-through inspection of your home to determine any work to be completed prior to listing home for sale.
- Make recommendations for staging home to create optimal environment for timely sale.
- Final walk through completed before house goes on market.
- Pictures taken of home and virtual tour of your home produced for MLS and website advertising.
- Lockbox placed on house (if you desire), Input listing in the Vail Multiple Listing Service and the kw.com listing service (over 85,000 agents nationwide and 4 Major Internet portals).
- Place ad in the Vail Daily and create webpage for your home on my website www.InvestInVail.com.
- Allowable signage erected and flyers delivered to your home
- Open house schedule coordinated with homeowners and advertised accordingly.
- Just Listed cards mailed to neighborhood, active agents in the area and all realtor contacts.
- Schedule Agent Open House Tour.
- Provide feedback from agents on tour to home owners.
- Follow-up with all agents who have previewed or shown the property and deliver all feedback to homeowners.
- Follow-up with any and all prospective buyers and report to seller.
